Overlooked at home?
Take back your privacy.

When neighbouring homes can see through your windows, the right film may help you feel more at ease without replacing the glazing.

CLOSE NEIGHBOURS · NEW-BUILD HOMES

Your windows should feel like yours.

New-build estates can put living rooms, kitchens and bedrooms close to neighbouring windows. A glazed door or large pane can make an otherwise lovely room feel exposed. LuxTint helps homeowners consider privacy film for the windows that matter most, with the view, daylight and appearance discussed before a product is chosen.

A recent new-build customer asked us to help with close neighbours looking in. We completed an architectural film installation for that privacy concern. Her glazing and priorities were assessed individually, as yours would be.

Which kind of privacy do you need?

Tell us exactly when you feel overlooked. Reflective films can offer daytime privacy when it is brighter outside than inside. After dark, lights inside may reduce or reverse that effect. If privacy is essential at night, blinds or curtains may still be needed. We will explain the trade-off between privacy, daylight and the look of the glass before you decide.

Silver or dual-reflective privacy film?

These options can solve similar problems but do not give the same finish. A silver reflective film creates the more mirror-like exterior appearance and is often considered where strong daytime privacy or glare reduction is the priority. A dual-reflective film offers a different balance of external appearance, internal reflection and visible-light transmission; the exact product data must be compared rather than assuming every dual-reflective film looks neutral. PMX also identifies neutral-grey films as a separate option where a more discreet finish is wanted.

The number attached to a film commonly refers to its approximate visible-light transmission under stated test conditions. A 20 film is therefore darker than a 35 film, but that number is not the finished-window VLT and is not a complete measure of heat performance. Existing glass changes the installed result. Compare the exact product's visible-light transmission, external and internal reflectance, glare reduction and total solar-energy performance before choosing.

PMX, the UK distributor for Global architectural film, advises starting with the occupant's actual problem and notes that silver and neutral-grey finishes suit different appearance and performance priorities. See PMX's solar-film selection guide and privacy-film guidance.

What should you compare before deciding?

  • Daytime privacy: which direction the panes face and when the exterior is brighter than the room.
  • Night-time use: reflective film does not replace curtains or blinds when the room is brighter inside.
  • Appearance: how mirror-like the exterior may look and whether a neutral finish is preferred.
  • Daylight and outward view: how much visible light the proposed film transmits and how dark it may feel from inside.
  • Glazing suitability: whether the proposed internal or external product is approved for the actual glass construction and condition.

One window or the whole room?

You may only need film on the panes facing a neighbour. Tell us if the issue is a front-facing lounge, a kitchen beside a shared path, patio doors or a glazed entrance. A smaller, well-scoped installation can be quoted separately from a full house.

What to send for a quote

Send photographs from inside and outside, the width and height of each individual pane, your postcode, and a note about when overlooking is worst. Include any details you know about double glazing, toughened or laminated glass and existing coatings. Mention high panes, tight access and whether you prefer a mirror-like or more neutral external finish. We check film compatibility and access before confirming a product, price and appointment.
